image0011Correction Notice message from “client:”

1) revise report to show ‘as is’ – we cannot accept ‘subject to’

2) put a different photo in for the subject that does not show the foundation

3) remove comment mentioning functional obsolescence and the adjustment in the grid for that

4) include 2 new comps with similar elevated dwellings sold within the past 3 months within 1 mile

5) remove the DNA entries in the gray boxes in the MC form even though you explained them. Lender requires those fields to be left blank (DNA=data not available)

6) consider the attached sales and include them in your report. Explain any value change

Submit your revised report within 4 hours. Your fee will be reduced $10 per hour over that time frame if delayed.

Then the classic based on a ‘real world’ experience: “if you are unable to provide the corrections as noted, do not put any mention of this Correction Notice in an addendum attached to the report. Just report back to us by e-mail.”

Sad thing is, many ‘appraisers’ will do what is asked, without thinking about or understanding the consequences should the report be investigated in the future.

I have a very simple reply to these stupid requests: “Explain how your Correction Notice allows me to comply with USPAP, and you with the HVCC.”
