Ryan Lundquist, with Lundquist Appraisal Company in Sacramento California, has written a thought provoking article on sites like Zillow and Cyberhomes in terms of relying on such sites for accurate home values. “People ask me sometimes what I think about websites like Zillow or Cyberhomes. In short, I don’t think computers do as good of a job appraising properties as real humans. Call me biased, but there are some things that real people can still do better than machines. However, though these websites cannot fully replace real estate appraisers, they do have a place to help gain a ballpark figure for a house (please take that with a grain of salt though because figures can still be way off). Additionally, I’m a fan of the multi-year trend graphs that Zillow produces.”

“I ran some test cases over recent work I have done and found the following:

- My house (tract): Zillow was 28% high / Cyberhomes was 24% high.
- Elk Grove house 2.0 acres: Zillow was 46% low / Cymberhomes had no value.
- Tract House in Davis: Cyberhomes was 4% high / Zillow was 2.5% high.
- Sacramento River property: Zillow was 40% low / Cymberhomes had no value.
- Tract House in Galt: Zillow was 9.5% high / Cyberhomes was 5.0% low.”

In this video, we discuss how appraisers value enclosures and additions. It all depends on the quality of the improvement and how close it matches the original quality of the home and design of the original home. Was the slab raised to the height of the slab of the original home? Does the enclosure or addition flow well with the original floor plan? Was the central heat and air conditioning upgraded to handle the extra living area without installation of a window unit? Does the flooring match the original flooring or did they just install cheap indoor/outdoor carpeting? These are the questions an appraiser attempts to answer while on-site.

In this video, we discuss how appraisers value pools and metal buildings. Generally, the return might be 1/4 to 1/3 of investment, but not always. Sometimes pools have no value at all, especially the older the age of the pool. Some people likes pools and others don’t and end up filling them in with dirt. However, if you’re buying a home to live there forever, enjoy that home and add what you can afford to install…..just don’t expect to get a dollar-for-dollar return on your investment of items in your yard.

Back in early 2004, I released the “Reapptools” Home Appraiser Marketing Guide. Many of the readers of this blog purchased that guide. While the implementation HVCC has eliminated some of the marketing methods recommended in the guide, there was a section about the power of thank you notes and referral gifts. These generally included a thank you with a small very inexpensive Jim Rohn booklet on success. I received a thank you note with success type booklet recently from site sponsor, Lore DeAstra with Continental Appraisal / FHA Appraiser Inspection Course, Checklist and eManual and was reminded of the power of thank you notes.

What about that Real Estate Agent that recently sent you the Pre-Listing Appraisal? What about that Attorney that recently sent you the Succession work? What about that family friend that referred your services to their neighbor for their tax appeal? Did you take time to send them a thank you note? The point in the Reapptools guide was that thank you positively reinforce that behavior over and over again.

To help me make sure I follow through on sending thank you notes, I keep a stack within arms reach. That’s why I also bought my Dymo Label Writer 400 years ago so I could print an address label in a snap!

John Jones’ Tuesday Morning Coffee video today is about the power of thank you notes. John’s recommendations are that they be hand-written, sent within a couple of days of the kind gesture, reference the kind gesture (thank for the listing appraisal referral) and use the words “you” and eliminate “I” and “we”. Dwayne Wayde’s Pincrest Home

His real estate agent reported the sale at $2.5 million. His original asking price in 2007 was $8.9 million.

Guess what? His selling price was $354,000 below his 2009 tax assessment according to Miami-Dade tax agent Daniel Weiss’s blog!

As appraisers, we come across the issue of positive/negative stigma associated with a stars property. One thing you can see is that you have to review your yearly property tax assessment which is usually mailed in August and get an appraisal completed by a qualified appraiser if you feel the assessor is wrong.
