I picked up this article tip from the SFREP Twitter stream. The Wilmington NC StarNews Online reported on “Finding home values in a red sea of foreclosures and short-sales” . It’s an interview with Appraiser, David DesChamps, regarding the challenges of appraising homes where there is a glut of foreclosures and short sales. And, the article explains how AMCs and HVCC’s use of out-of-the-area appraisers make the process just that much more onerous. When out-of-the-area appraisers, who don’t own their own local MLS subscriptions, have to call the local Realtors for comps, then there’s a problem because MLS statistics data opens the eyes of appraisers. Not able to see the big picture of a local market for an out-of-the-area appraiser.
